Project Description

Kem-Tec designed a 4 story, mixed-use apartment building in the historical district of Brush Park. Brush Park Apartments has 50 1-bedroom units & 3 studio units. On the first floor, there are two separate spaces to be used for future commercial tenants. Also on the first floor is the community room. Due to the building’s location, there are wonderful views of downtown Detroit, Comerica Park & Ford Field. Because this project is located within the Brush Park Historical District, the building had to meet the newly implemented “Form Based Code”. These new codes required us to meet their building massing, fenestrations, light levels, site design/features & position/orientation requirements. This building’s façade is fiberglass reinforced concrete panels, which is very durable and long-lasting materials. This project was funded by Low-Income Housing Tax Credit (LIHTC).
