Project Description
Kem-Tec was tasked to design a new mixed-use building apartment building. Located on Woodward Avenue, this mixed-use building will accommodate seniors with 60, 1-bedroom units. The building is named after Reverend Dr Jim Holley who served as a Senior Pastor for 43 years at the Historic Little Rock Baptist Church, which is right across the street from the site. A part of this project included space for commercial stores on the first floor along Woodward Avenue. Since this project is located along Woodward Avenue, it falls under the City of Detroit’s Main Street Overlay Area. This meant we had to follow specific requirements to build in this area, such as 60% of the street level and 40% upper-level façade needed to be glass, or 80% of the facade needed to be masonry, stone or porcelain. To accommodate these requirements, 7’ tall windows were installed in the units, and 10’ tall storefront windows were installed for the commercial units and community space. For the siding, high-quality fiberglass reinforced concrete panels were installed. This project was funded by Low-Income Housing Tax Credit (LIHTC).
